Our Team

The Residential Conveyancing team is led by the Principal solicitor Mr. Carupiah Selvarajah who has 37 years of experience since admission as a solicitor alongside support from a Trainee Solicitor with over a year’s experience and a paralegal with less than a years’ experience.

About Us

Here at Selvarajah & Co, we understand that moving house can be an extremely stressful experience, and we are dedicated to making it easier for you.

With over 37 years of experience in Residential Conveyancing, we have continually refined our approach and services to better serve our clients. We handle every aspect of buying or selling residential property, from liaising with estate agents (if applicable) to registering transactions with the Land Registry.

In compliance with the regulations of the Law Society and anti-money laundering laws, we diligently conduct all necessary checks. To verify our clients’ identities, we require photographic identification such as passports or driving licences, along with recent utility bills.

To obtain an estimate of our pricing please refer to the table shown further below. The fees quoted only relate to properties situated in the UK.

The figures quoted in the below tables assume a straightforward transaction without any unforeseen complexity or issues. If the matter becomes complex, then there will be additional fees. All cases are different, and we will inform you as soon as we become aware of any feature that might have an impact on the quoted fees.

Fees include all the work required to complete the purchase of the property, sale of the property or the extension of lease and related matters such as registration with the land registry, dealing with the payment of stamp duty.

NOTE: We are not VAT registered therefore the fees quoted below do not attract VAT and represent the fees after taxes. Additionally, the fees do not cover disbursements. Please see further below for information regarding disbursements fees.

Disbursements

Disbursements are costs (i.e., expense), related to your matter that are payable to third parties. All above quoted fees do not include disbursements.

Disbursement fees range in price depending on the type. Find below a list of anticipated disbursements that may be payable in addition to the above quoted fees:

  • Administration Expenses – range between £100-£125 (No Vat Applicable)
  • Search fees – prices begin from £150.00 (including VAT) and depend entirely upon type and volume of searches required
  • Official copies fees – £6 per copy order
  • Administration Expenses – range between £75 – £125 (No VAT Applicable)
  • HM Land Registry fees as set out on the official website
  • Stamp Duty Land Tax. This depends on the purchase price of your property. You can calculate the amount you will need to pay by using HMRC’s website or if the property is located in Wales by using the Welsh Revenue Authority’s website.
  • Electronic ID via third party – ranges between £9.60-£14.40 (including VAT)
  • Anti Money Laundering Checks via third party – ranges between £14.40-£24.90 (including VAT)

How long will it take

How long it will take from your offer being accepted until you can move in to your house will depend on a number of factors. The average process takes between 8-24 weeks.

Stages of the process

  • Take your instructions and give you initial advice
  • Checking your identity
  • Check finances are in place to fund purchase and contact lender’s solicitors if needed
  • Receive and advise on contract documents
  • Carry out searches and obtain further planning documentation if required
  • Make any necessary enquiries of seller’s solicitor
  • Give you advice on all documents and information received
  • Go through conditions of mortgage offer with you
  • Send final contract to you for signature
  • Agree completion date (date from which you own the property)
  • Exchange contracts and notify you that this has happened
  • Arrange for all monies needed to be received from lender and you
  • Complete purchase
  • Deal with payment of Stamp Duty/Land Tax and deal with application for registration at Land Registry

The precise steps will vary depending on the case and the type of conveyancing involved. For example additional steps such as Draft Transfer might be required for a leasehold property.
